Ram Jam Services, Greetham – Commercial Development Facades

Project Overview

Advanced Glass was appointed by Intium Construction to deliver the façade package for Ram Jam Services, a commercial development located on the Great North Road in Greetham, Rutland. The project comprised a series of retail units requiring durable, functional, and accessible façade systems suitable for a public-facing environment.

The scope included Technal Tental 50TT zone drained curtain walling, Technal STII commercial doors, and a sliding servery drive-through hatch window. The design focused on creating practical and robust access points while maintaining a clean, modern appearance across the development.

Design and Technical Challenges

During the construction phase, the project encountered an unexpected setback when the site was broken into, resulting in damage to several installed windows and doors. This required replacement elements to be manufactured and installed without impacting the overall delivery of the façade package.

In addition to this, the façade needed to meet accessibility requirements in accordance with Part M, ensuring that all entrance points were suitable for public use, including those with reduced mobility.

These challenges were managed through a responsive and coordinated approach, ensuring that replacement elements were delivered efficiently and that compliance requirements were maintained throughout.

Installation and Programme

The project was delivered over a two-month programme, with a team of four operatives responsible for installation. Despite the disruption caused during construction, Advanced Glass maintained steady progress through effective communication with the main contractor and other trades on site.

The relatively flexible programme allowed the team to address unforeseen issues without compromising the overall quality of the installation, ensuring that works were completed to the required standard.

Performance and Compliance

The façade systems were designed to achieve a U-value of 1.6 W/m²K across the curtain walling and glazing elements, supporting thermal performance requirements.

Security was also a key consideration, with the commercial doors specified to meet PAS 24 standards, providing confidence in the durability and safety of the entrance systems within a public retail environment.

Accessibility requirements were addressed through compliance with Part M, ensuring inclusive access across all units.

Outcome

Despite external challenges during construction, the project was successfully delivered to meet the client’s expectations. The façade achieved all required performance standards and provided a durable, functional, and visually consistent solution for the retail development.

Feedback from the client was positive, recognising the team’s ability to respond to unexpected issues while maintaining quality and delivering a reliable end result.
