TL;DR:

Advanced Glass delivered a complex façade package as part of the refurbishment of an office building into student accommodation at Last Plantagenet on Granby Street, Leicester. Working for MJE Construction, the four-month project involved the installation of Rockpanel cladding, bespoke pressed metal cladding, Technal windows, and integrated fire stopping.

The scheme required careful coordination due to a tight city-centre site, bespoke backing structures, and complicated fire stop interfaces through multiple cladding systems. Strong acoustic performance and fire compliance were key requirements, alongside achieving a thermal performance of 1.4 W/m²K. Detailed design work and upfront planning were essential to resolving interface challenges and ensuring compliance with Approved Documents B and L.

The façade installation was completed successfully in time for the student intake in September. Feedback from both the main contractor and the end client was extremely positive, with particular praise for Advanced Glass’s ability to deliver a complex design that others were unable to accommodate.

Project Overview

Advanced Glass was appointed by MJE Construction to deliver the façade works for the refurbishment of an existing office building into student accommodation at Last Plantagenet, Granby Street, Leicester. The project was delivered over a four-month programme, with completion required ahead of the September student intake.

Scope of Works

Advanced Glass supplied and installed:

  • Rockpanel cladding
  • Bespoke pressed metal cladding
  • Technal windows
  • Fire stopping

The works included a bespoke backing structure to support the Rockpanel cladding, along with complex fire stop details across multiple façade systems.

Design and Technical Challenges

The project incorporated several bespoke elements, including pressed metal cladding and challenging fire stop interfaces both through the bespoke cladding and across the Rockpanel façade. Strong acoustic performance requirements added further complexity to the design.

Compliance with Approved Document B for fire safety and Approved Document L for thermal performance was a key focus. These challenges were addressed through careful detailing during the design stage, supported by upfront investigations and detailed planning to ensure buildability and compliance.

Installation and Programme

The city-centre location presented access challenges, with scaffold provided and deliveries requiring careful coordination due to the need for temporary road closures. A typical site team of three Advanced Glass operatives carried out the works. Close coordination and diligent planning ensured the façade installation progressed efficiently and was completed in line with the programme.

Performance Requirements

The façade systems were designed to achieve a thermal performance of 1.4 W/m²K. The cladding specification included A2-rated materials, with integrated fire stopping throughout. Enhanced acoustic performance was also required to suit the student accommodation use.

Project Outcome

The final façade installation was very successful and met all required performance standards. Feedback from MJE Construction was extremely positive, with the ultimate client expressing particular satisfaction, noting that they had been unable to find another subcontractor capable of delivering the design.
