Advanced Glass was appointed by Torsion to deliver the façade package for the Fawcett Street residential development in York. The scheme required a coordinated approach across glazing, curtain walling, entrance systems, and ventilation elements to support the delivery of a modern mid-rise residential building.
The package included Technal Tental 50 T/T curtain walling, Technal Next FZ75 windows, Technal STII commercial doors, and aluminium louvre systems. The façade was designed to provide strong thermal performance, acoustic control, and secure access while maintaining a clean architectural appearance throughout the development.
Design and Technical Challenges
One of the key challenges on the project was the short timeframe between order placement and the requirement to begin delivering windows to site. This required efficient coordination between design, procurement, fabrication, and installation teams to maintain the programme without compromising quality or compliance.
The project also needed to satisfy the requirements of Approved Document M for accessibility and Approved Document K for safety glazing and barrier considerations. Acoustic performance was particularly important on elevations facing the road, requiring glazing specifications that balanced thermal efficiency with sound reduction.
These challenges were addressed through regular design meetings and close collaboration with the wider project team to ensure information was coordinated and released efficiently.
Installation and Programme
Due to restricted site space, the project relied heavily on just-in-time deliveries to avoid material congestion and maintain safe working conditions. Careful logistics planning was therefore critical throughout the installation phase.
A team of four operatives carried out the installation works, coordinating closely with the main contractor and other trades through weekly on-site meetings. The primary programme pressure centred around mobilising quickly and maintaining progress from an early stage of the build.
Performance and Compliance
The façade systems were designed to achieve a U-value of 1.3 W/m²K, supporting the energy performance requirements of the development.
Road-facing elevations incorporated enhanced acoustic glazing to address environmental noise, while PAS 24 security requirements were incorporated throughout the façade package to provide robust and secure access systems. Compliance with Part M and Part K requirements was also maintained across the project.
Outcome
The completed façade installation was delivered successfully and achieved all required performance standards. Despite the accelerated programme and restricted logistics conditions, the project progressed efficiently through strong communication and coordination across all stages of delivery.
The scheme further strengthened the working relationship between Advanced Glass and Torsion, with positive feedback received regarding the team’s responsiveness, coordination, and overall delivery performance.
