Collyhurst Village, Manchester – Large Scale Residential Facade

Project Overview

Advanced Glass was appointed by DEX Construction to deliver the façade package for Collyhurst Village, a large-scale residential development in Manchester. The scheme involves multiple buildings and a phased delivery approach, requiring consistent coordination across design, fabrication, and installation.

The scope includes Technal FZ75 windows, Tental 50TT zone drained curtain walling, STII commercial doors, and louvre systems. The façade design is focused on delivering durable, high-performance systems that meet the demands of a modern residential development, while ensuring compliance with evolving regulatory requirements.

Design and Technical Challenges

The project faced significant early challenges when incorrect levels were identified within part of the scheme, creating a risk of water ingress and flooding. This required a redesign of key elements and a resubmission of the planning application, resulting in delays and additional cost implications for the wider project team.

As a high-rise residential scheme, compliance with building regulations was critical, particularly in relation to fire safety under Approved Document B. Thermal and acoustic performance also played an important role, especially on elevations facing high-traffic areas.

These challenges were managed through close communication with the main contractor and other trades, ensuring that revised designs were coordinated effectively and that the façade could be delivered in line with updated requirements.

Installation and Programme

Installation has been carried out under challenging site conditions. One elevation faced directly onto a public pavement with no external access, requiring all materials to be transported internally through the building and lifted through apertures for installation.

This created additional complexity for curtain walling installation, as glazing elements still needed to be installed from the external face. Combined with earlier design issues, this contributed to a revised and extended programme.

A team of six operatives has been deployed on site, working within scaffolded environments and managing the safe installation of large glazing units while maintaining progress across the scheme.

Performance and Compliance

The façade systems are designed to achieve a U-value of 1.4 W/m²K, supporting the thermal performance requirements of the development. Acoustic performance was also a key consideration, with enhanced glazing specified for elevations exposed to road noise.

Security requirements were addressed through PAS 24 compliance at ground floor level, ensuring robust and secure access points. As a large residential scheme, compliance with all relevant building regulations has been maintained throughout, with particular focus on fire safety and overall façade performance.

Outcome

Despite the challenges encountered, Advanced Glass has continued to support the project through its revised programme, maintaining strong collaboration with the client and wider project team.

The façade is progressing in line with updated requirements, and feedback to date has been positive, reflecting the team’s ability to adapt to changing conditions while maintaining quality and compliance.

The project highlights the importance of flexibility, coordination, and proactive problem-solving when delivering large-scale residential façade packages.
