Project Overview

Advanced Glass was appointed directly by the client to deliver the glazing package for Paddock House, a high-end residential development in Market Bosworth, Leicestershire. Designed as a family-led project, the scheme placed strong emphasis on aesthetics, natural light, and uninterrupted views across the surrounding landscape.

The façade package included Senior Architectural Systems PURe casement windows, PURe sliding doors, a PURe residential entrance door, and glass juliette balconies. The design intent centred around creating clean, minimal sightlines and maximising glazing areas, ensuring a strong connection between internal spaces and the external environment.

Design and Technical Challenges

The project was highly design-led, with particular attention given to the visual finish and detailing of the glazing systems. One of the standout requirements was the inclusion of glass-to-glass corner glazing, eliminating the need for visible mullions and creating uninterrupted views. This required careful detailing to ensure structural integrity and weather performance were maintained.

Additional challenges arose at the interface between glazing and the building envelope, particularly where windows met rendered surfaces. As render is a porous material, it was essential to ensure that interfaces were correctly prepared back to the substrate and sealed appropriately to prevent water ingress.

The client was also heavily involved in the aesthetic decisions, reviewing a wide range of colour options before selecting the final finish. Privacy requirements were considered through the potential use of smart obscure film, allowing flexibility between openness and privacy within the home.

These elements were successfully delivered through consistent communication and collaboration with the client, ensuring the final result aligned precisely with their vision.

Installation and Programme

The project was delivered over a three-month programme, with a team of four operatives carrying out the installation. Coordination was managed directly with the client and the builder, allowing for a flexible and responsive approach throughout the works.

This close working relationship ensured that any design preferences or adjustments could be addressed quickly, maintaining progress and quality across all stages of installation.

Performance and Compliance

The glazing systems were designed to achieve an overall U-value of 1.2 W/m²K, supporting energy efficiency and internal comfort. Ground floor elements were specified to meet PAS 24 security standards, providing confidence in both safety and durability.

All relevant domestic building regulations were considered within the design, ensuring the façade met the required standards for performance, safety, and usability.

The completed project successfully delivered a high-quality, design-led façade that met both the aesthetic and performance expectations of the client. The use of large glazing elements, seamless corner details, and carefully selected finishes created a modern residential environment that maximises natural light and views.
